1. Cookie Policy

This Cookie Policy explains how ZootPro, Inc. (“CoverHome”) uses cookies and similar technologies on coverhome.app and within the Services.

1.1 What cookies do. Cookies are small files stored on your device that help us recognize your browser, keep you signed in, and remember your preferences. We also use similar browser storage (such as local storage) for display and preference settings.

1.2 What we use today. Based on our current review of the Services:

  • Strictly necessary: a first-party sign-in session cookie (coverhome_session) that keeps you signed in and secures your session. It is set when you sign in and expires after about 24 hours.
  • First-party measurement: on some public pages we set a first-party visitor identifier cookie (ch_visitor_id, up to 365 days) so we can connect a sign-up or request to the page or campaign that led to it, such as the referring page and campaign parameters in the link.
  • Functional: browser storage that remembers choices such as your selected market and display preferences.
  • Service providers: features such as address search (Google) and payments (Stripe) load the provider’s code and the provider may set its own cookies or identifiers, governed by its own privacy policy.

We do not currently run third-party advertising cookies. If that changes, we will update this policy and provide the choices that applicable law requires, including honoring recognized opt-out preference signals where required.

1.3 Your choices. You can control cookies through your browser settings. Blocking strictly necessary cookies will prevent sign-in. For privacy requests, email hello@coverhome.app with the subject “Privacy Request”.

2. Acceptable Use Policy

This Acceptable Use Policy applies to all users of the Services and supplements the Terms of Use.

You may not:

    • Use the Services for any unlawful purpose, including in a manner that would violate fair housing law.
    • Attempt to access data, listings, or accounts you are not authorized to view, including by manipulating request parameters, guessing identifiers, or bypassing role/license/visibility checks.
    • Scrape, crawl, or bulk-extract listing, household, agent, or brokerage data.
    • Upload malware, attempt to compromise Service security, or interfere with the Services’ normal operation.
    • Impersonate another person or misrepresent your license, brokerage affiliation, or authority to list a property.
    • Use household context shared through a match for any purpose other than fulfilling that specific match.
    • Post false, misleading, or unauthorized (non-MLS-verified but represented as verified) listing information.
    • Use the Services to transmit unsolicited commercial communications outside platform-provided channels.
    • Use CoverHome listing or household data for automated model training or to build datasets.
    • Attempt to infer protected characteristics from household or search data.
    • Attempt to re-identify aggregated or de-identified data.

Violations may result in suspension or termination of access and, where applicable, referral to the relevant brokerage, MLS, or licensing authority.

Security research. If you find a vulnerability, please report it privately to hello@coverhome.app with the subject “Security Report”. Good-faith research that avoids accessing other people’s data, avoids disrupting the Services, and gives us reasonable time to respond will not be treated as hostile access.

3. Fair Housing & Equal Opportunity Statement

CoverHome is committed to full compliance with the Fair Housing Act and equivalent state and local fair housing laws.

CoverHome’s personalized ordering uses only property and location preferences that the shopper independently selects and confirms. Household composition is not a ranking input and is not used to infer or preselect a housing preference. CoverHome does not use race, color, religion, sex, familial status, national origin, disability, or another characteristic protected by applicable law — or demographic proxies for those characteristics — to rank, filter, recommend, or route housing opportunities. Every eligible shopper receives the same property and location preference choices. School information, if displayed, is informational and is not used as a proxy for neighborhood demographics. Agent-suggested homes are separately identified and do not alter CoverHome’s automated ranking.

CoverHome does not tolerate discrimination by any user of the Services. To report suspected discriminatory conduct, email hello@coverhome.app with the subject “Fair Housing Concern”. We review reports and, where appropriate, refer them to the applicable brokerage or licensing authority. You can also file a housing-discrimination complaint directly with HUD at hud.gov/program_offices/fair_housing_equal_opp.

This statement describes CoverHome’s product design intent. It is not a certification of legal compliance; it does not substitute for each brokerage’s and agent’s own fair-housing obligations.

4. Intellectual Property / DMCA & Takedown Policy

4.1 Ownership. All content, software, and branding that make up the Services are owned by ZootPro, Inc. or its licensors, except for content submitted by users (e.g., listing photos, descriptions) and third-party data licensed from MLS partners.

4.2 Reporting infringement. If you believe content on the Services infringes your copyright, send a written notice to our designated agent (see below) with the subject “Copyright Notice” including: (a) a physical or electronic signature of the copyright owner or a person authorized to act on the owner’s behalf; (b) identification of the copyrighted work claimed to be infringed; (c) identification of the allegedly infringing material and its location on the Services, with enough detail for us to find it; (d) your name, address, telephone number and email address; (e) a statement that you have a good-faith belief that the use is not authorized by the copyright owner, its agent, or the law; and (f) a statement, under penalty of perjury, that the information in the notice is accurate and that you are authorized to act on the copyright owner’s behalf. Notices that do not meet these elements may not be actionable.

4.3 Counter-notification. A user whose content was removed or disabled may submit a counter-notice with the subject “Copyright Counter-Notice” that includes: (a) the user’s physical or electronic signature; (b) identification of the material that was removed or disabled and the location where it appeared before removal; (c) a statement, under penalty of perjury, that the user has a good-faith belief the material was removed or disabled as a result of mistake or misidentification; and (d) the user’s name, address and telephone number, a statement that the user consents to the jurisdiction of the federal district court for the judicial district of that address (or, if outside the United States, any judicial district in which CoverHome may be found), and a statement that the user will accept service of process from the person who submitted the original notice or that person’s agent. See 17 U.S.C. § 512(g).

4.4 Repeat infringers. CoverHome will terminate, in appropriate circumstances, the access of users who are repeat infringers.

5. MLS Data Attribution Notice (public-facing)

CoverHome receives MLS listing data only from brokerages that authorize it through broker-only feeds, and from agents and brokers who enter their own listings. CoverHome is not an IDX aggregator, and it does not show every listing in any market or MLS. Where listing data displayed on CoverHome originates from an MLS source, CoverHome displays attribution, listing-office identification, and last-updated information as required by the applicable MLS’s rules. For Bright MLS listings this includes crediting Bright MLS as the source, a statement that the data comes from the Bright Internet Data Exchange program and participating brokers, the Bright copyright notice, and vendor attribution; those Bright items appear only alongside Bright MLS listings. Attribution and disclaimers are rendered according to the rules of the source MLS or data provider, and required identifiers, copyright statements, update times and reliability disclaimers appear where that source requires them. This general notice does not replace any source’s specific requirements.

6. Household Fit Sharing Policy

This policy supplements the Terms of Use, Section 3A.

  • Invite only adults you have permission to share with. By inviting another adult you represent that they are at least 18 and that you have permission to share access.
  • Roles: owner (one per Household Fit), collaborator, view-only, and agent-collaborator. Each Household Fit’s data stays tied to that Household Fit.
  • An invited licensed agent sees shared homes and comments and the shared dashboard and reports. CoverHome’s system fields do not expose structured household composition or private notes to an agent-collaborator, but comments you write and share can contain information you choose to disclose.
  • The owner can remove an invited person or agent-collaborator and revoke their access at any time. Prior lawful audit records may remain.
  • Do not use comments to post unlawful, discriminatory or harassing content.

7. Referral and Marketplace Services Disclosure

CoverHome refers a request to a third-party provider only when you ask us to do so. The request may include the category you selected, an optional note, contact details you authorize, and any optional service or accessibility tags you expressly choose to share. Participating providers are independent businesses. Some providers pay CoverHome subscription or listing fees, and paid Featured placement is labeled. Household-service vendors and Trusted Pros are not charged a separate per-request or per-lead fee. You are free to choose any provider, including one outside CoverHome, and a marketplace relationship never changes which homes you see, their order, or which real estate agent you choose. Additional rules may apply to regulated providers and settlement services.

Examples of provider categories include insurance, senior care, family and financial services, and pet care, as well as listed Trusted Pros. Trusted Pros is an advertising directory aimed at real estate agents. Founding and Featured listings in any category are paid advertising, and Featured placement is labeled as such. A listing, paid or free, is advertising and not a recommendation, endorsement or referral by CoverHome, and it is not tied to any consumer transaction.

8. Vendor Terms

Approval and eligibility. Vendors must receive CoverHome’s approval before receiving service requests. Approval is automatic when a vendor’s account matches an active, unexpired public license record and the vendor has confirmed the email address or phone number printed on that record; every other vendor is reviewed by CoverHome. Approval does not require insurance documents, but they are still needed for a vendor to stay listed. Vendors must provide accurate business information and maintain all licenses, registrations, and insurance required by applicable law and any additional requirements communicated by CoverHome.

Vendors must promptly report any expiration, suspension, revocation, or material change affecting their eligibility, and must provide renewal evidence promptly when a credential or insurance policy renews. CoverHome’s credential and insurance review is a point-in-time eligibility check against the vendor eligibility and insurance requirements communicated by CoverHome; it is not a guarantee, endorsement or assessment of service quality. CoverHome may request supporting documentation and may automatically pause a vendor’s access if required evidence lapses or while eligibility is reviewed.

Fees and request limits. Subscription or listing fees, billing terms, and monthly request limits are disclosed before purchase. Vendors do not bid for individual requests through CoverHome. A subscription or listing does not guarantee a minimum number of requests, customers, or completed jobs. Paid Featured placement is labeled.

Household-service vendor subscriptions and Trusted Pro listings do not carry a separate per-request or per-lead charge. The Technology Success Fee charged to participating real estate brokerages is governed by their separate brokerage agreements and does not apply merely because a vendor receives a household-service request.

Use of request information. Vendors may use information received through CoverHome only to respond to and fulfill the consumer’s specific request and satisfy related legal obligations. Vendors may not sell that information, disclose it for unrelated purposes, or add the consumer to unrelated marketing campaigns without separate, legally valid permission.

Vendors must protect request information from unauthorized access and limit access to personnel who need it to handle the request. Once information is no longer needed for the request or a required retention obligation, vendors must securely delete it. Information retained for a legal obligation may not be used for unrelated marketing. Vendors may not use referral or request data to train or improve AI or machine-learning models.

Independent services. Vendors are responsible for their quotes, agreements, work, personnel, taxes, permits, and compliance with applicable law. Vendors must not represent themselves as employees or agents of CoverHome or claim that CoverHome guarantees their services.

Suspension and termination. CoverHome may suspend or terminate vendor access for inaccurate information, loss of required credentials or insurance, misuse of consumer information, unlawful conduct, or a material violation of these Terms. Payment, cancellation, and refund terms are governed by the applicable subscription or listing agreement; self-serve vendor purchases disclose the price, renewal interval and cancellation method before purchase. Settlement-service providers (such as lender, title and escrow categories) are listed on the same advertising terms as other Trusted Pros: fixed annual advertising fees paid by the provider, not tied to any consumer transaction.

9. ZootXchange Private Listings Policy

What it is. ZootXchange is CoverHome’s private listing matching feature. A listing that a brokerage or agent activates for private matching (ZootXchange Matches) is never shown on CoverHome’s public listing pages or in search results. CoverHome uses it only to privately match the listing to a consumer whose stated preferences fit.

What a matched consumer sees. A privately matched listing is labeled Confidential. The consumer sees the price and the listing’s CoverHome tags, and does not see the address, photos, listing agent or listing brokerage. A tour can be arranged only through the listing brokerage or listing agent. A consumer may bring their own agent.

Who can see a private listing. A private listing is visible only to its listing agent and the listing agent’s brokerage. Other agents and other brokerages cannot see it, and it is never shown as a public listing. Brokerage Listings shows a brokerage’s public and private listings, in a Public view and a Private view, to that brokerage only. My Listings has a Public view, the agent’s public listings, and a Private view (private listings are also called pocket listings), the agent’s own private listings. Listings (My Listings and Brokerage Listings) are separate from ZootXchange.

Who can activate a listing. Only the listing brokerage, or a listing agent whose brokerage has an active CoverHome brokerage subscription and permits it, can activate a listing. A one-time Private Listing Direct fee ($149 per listing, replacing the name Private Listing Activation) applies to a private listing that uses it, and a one-time Listing Agent Direct fee ($149 per listing) applies to a public listing whose leads go directly to the listing agent; a listing that uses neither pays nothing. The amounts are as shown at purchase or in the applicable rate card. The brokerage and the listing agent decide who pays the fee and who receives the listing’s leads; the brokerage pays by default unless the broker allows the listing agent to pay. The listing must have its CoverHome tags completed before it can be matched.

Private matching does not exempt a listing from applicable MLS submission, public-marketing, seller-consent, or other requirements.

Distribution gate. A private listing may be activated or distributed through ZootXchange only to the extent the listing brokerage has documented authority from the seller and the distribution is permitted by applicable law, the listing’s MLS status and local MLS rules, the governing data license, and brokerage policy. CoverHome may require the brokerage to classify the listing’s permitted distribution status and may block, limit, or remove the listing when a rule, authorization, status, or permission does not allow the requested sharing.

Authority to submit. A listing may be submitted only with the listing brokerage’s authorization and all required seller permissions. The submitting brokerage is responsible for confirming that it has the right to share the listing and associated content through CoverHome.

An agent’s access to an MLS does not independently authorize that agent to upload MLS-sourced information to CoverHome. Such use must also be permitted by the applicable MLS, data license, and brokerage authorization.

No agency or compensation. Activating or matching a listing does not, by itself, create an agency relationship or establish compensation between professionals. CoverHome subscriptions, Listing Agent Direct and Private Listing Direct fees, and Technology Success Fees are governed by the brokerage’s or agent’s separate agreement with CoverHome. Submission or viewing of a listing alone does not trigger a Technology Success Fee; the qualifying transaction requirements in that agreement control. The Technology Success Fee applies to a verified CoverHome-attributed completed sale or rental of a private listing on the same terms, at the same flat amount, as a public listing.

Permitted use. Users may access listing information only for authorized professional purposes. Scraping, bulk extraction, resale, unauthorized redistribution, and use outside the permissions granted by the data owner or applicable license are prohibited.

Accuracy and removal. Submitting brokerages must keep listing information current and promptly report changes in status, authorization, or sharing permissions. CoverHome may restrict or remove a listing when authorization is withdrawn, a license expires, or a compliance concern arises.

Applicable rules. Each listing remains subject to applicable law, seller instructions, brokerage obligations, MLS rules, and data-license restrictions. Where those requirements prohibit sharing through CoverHome, the listing must not be submitted or displayed.
